Regional First Home Buyer Guarantee (RFHBG)
Designed to support first-home buyers in eligible regional areas across Australia. By reducing upfront costs and removing the need for Lenders Mortgage Insurance (LMI), the scheme makes regional homeownership more achievable and affordable.
What Is the RFHBG?
- A federal government initiative under the Home Guarantee Scheme.
- Allows eligible buyers to purchase a home with a 5% deposit without paying Lender’s Mortgage Insurance (LMI).
- The government guarantees up to 15% of the property value.
- Applies to both new and existing homes.
Who Can Apply (Eligibility)
You may qualify if:
- You’re 18+ years old.
- You’re an Australian citizen or permanent resident.
- You’re a first home buyer (or haven’t owned for 10 years).
- You have a minimum 5% genuine savings.
- You plan to live in the property.
- You meet income caps (individual or joint).
- You have lived in the regional area, or an adjacent one, for at least 12 months before applying.
Property Requirements
- Property must be in an eligible regional area.
- Accepted property types include:
- Existing homes
- New builds
- House-and-land packages
- Off-the-plan purchases
- Land + building contract
- Property must fall within regional price caps for WA.
How to Apply
- Apply via a participating lender offering the RFHBG.
- Provide ID, income documents, and evidence of regional residency.
- Lender checks eligibility and submits to Housing Australia.
- Once approved, a Guarantee place is reserved and you can proceed to purchase.

While many homes in Western Australia are completed within approximately 6–12 months from the start of construction, timeframes may vary. We’ll keep you informed throughout your build so you know what to expect.
Can I customise the design of my home?
Yes. Depending on your chosen home design, building stage, and applicable requirements, you may be able to personalise selected layouts, finishes, colours, fixtures, and other design features. Our team will discuss the available options with you during the design process.
Are your homes affordable for first-time buyers?

What support do you provide after we move in?
Our support continues after handover. You’ll receive the relevant documentation, including warranties, certificates, and maintenance information where applicable. If eligible issues arise during the applicable maintenance or statutory warranty periods, they will be managed in accordance with your building contract and relevant Western Australian legislation.
