First Home Guarantee (FHG)

With no Lenders Mortgage Insurance (LMI) required, you could save thousands and step into your first home sooner.
What Is the FHG?
- A federal government initiative under the Home Guarantee Scheme.
- Allows eligible buyers to purchase a home with a 5% deposit without paying Lender’s Mortgage Insurance (LMI).
- The government guarantees up to 15% of the property value.
- Applies to both new and existing homes.
Who Can Apply (Eligibility)
You may qualify if:
- You’re 18+ years old.
- You are an Australian citizen or permanent resident.
- You’re a first home buyer (or haven’t owned a property in the last 10 years under updated rules).
- You have at least 5% deposit saved.
- You intend to live in the property as your principal place of residence.
- You meet the income caps (individual or joint).
Property Requirements
- Property must be residential, including:
- Existing homes
- New builds / house-and-land packages
- Off-the-plan homes
- Land with a building contract
- Must fall within the property price caps for Western Australia (metro & regional caps differ).
How to Apply
- Apply through a participating lender (you cannot apply directly).
- Provide ID, proof of income, and financial documents.
- Lender will assess eligibility and reserve a Guarantee place if approved.
- Proceed with buying your property and move in within the required timeframe.

While many homes in Western Australia are completed within approximately 6–12 months from the start of construction, timeframes may vary. We’ll keep you informed throughout your build so you know what to expect.
Can I customise the design of my home?
Yes. Depending on your chosen home design, building stage, and applicable requirements, you may be able to personalise selected layouts, finishes, colours, fixtures, and other design features. Our team will discuss the available options with you during the design process.
Are your homes affordable for first-time buyers?

What support do you provide after we move in?
Our support continues after handover. You’ll receive the relevant documentation, including warranties, certificates, and maintenance information where applicable. If eligible issues arise during the applicable maintenance or statutory warranty periods, they will be managed in accordance with your building contract and relevant Western Australian legislation.
